Most lease proposals of commercial property start with an informal “letter of intent.” In Step 5, we show you how to put everything you’ve learned from Steps 1 through 4 together in a professional, comprehensive and easy-to-follow format.

The difference between obtaining a top location at a favorable rate and terms is often dependent upon how the landlord perceives you as a tenant. In Step 6, we will show you all the things to include with your proposal that will help convince the landlord to negotiate the most attractive deal for you. The goal in this step is to show you how to make the landlord really want you as a tenant – and therefore be willing to grant you more concessions than they otherwise would.

We will show you how to market yourself, and what to include in the proposal, with some very specific programs you can sign up for on the internet that will help you cast yourself in the best possible light.

The type of landlord concessions that are granted to high quality tenants include free rent and additional tenant improvement dollars. Simply by learning to market yourself better, you can easily add more than $1,000 of value to your overall lease transaction.

In Step 7, we help give you an explanation of 15 different terms or paragraphs in the Lease that you should understand and what to look for when you read the lease. We also give you five specific things that you would want to evaluate and review with your legal advisor. These will be good starting points to help you understand the document very well that you’re signing and entering into.
